9 Day Clear to Close on a Jumbo Loan – New World Record

Proud to announce a new world record at Texas Sun Loans for a jumbo loan. As most people in the lending industry know jumbo loans are pretty tricky, a lot of detail, a lot of scrutiny. Most of that comes because the jumbo investors got hurt after the last crash more than anybody, so things are a little tougher on that.

I got a loan in April 17th. Clear to close April 26th with an appraisal jumbo, 1.2 million. It’s pretty much unheard of. If you want to come in and get a loan done that, that quickly give us a call. It can get done. Most people say they can do it. We actually do do it. And very low rates at the same time.

It takes very nerdy processes. The everything has to be front loaded as far as detail. Some people say, oh, you’re asking for so much. That’s why nothing. You’ve heard the dreaded though something came up in my loan. Realtors and other people, well, nothing comes up in my loans unless it’s a real problem and everything can be avoided by planning and a, and a being efficient and being proactive.

So we’re happy to get that done for you. This also helped my buyer get the contract accepted. We put a provision of the contract. We would give them an extra thousand dollars if we didn’t close in 21 days. That was an insurance guarantee that got our sellers to agree to give this contract to our buyers based on the fact that we’re in it together and they thought, there’s no way this could happen.

I got a clear close and nine days we funded in fourteens. Everybody was out of town. Cause everybody thought, there’s no way this guy’s gonna get it done that fast. They thought I was just making stuff up. Well, it turns out they got their money. They signed a contract on April 17th. They got their money on May 1st.
